Standard FeaturesFoundation: Poured Concrete with full exterior with damproof coating. Basement/garage floor is poured concrete 4” thick. Framing: 2 x 6 Exterior Construction. 16” on center. Pressure treated 2 x 6 sills. All interior partitions are 2 x 4, 16” on center. Roof rafters and floor joists are 2 x 8 or 2 x 10. Exterior sheathing is 1/2” OSB. Roof is 5/8” OSB. Subfloor is 3/4”, Advantec. Exterior Siding: Certainteed “Main Street” Vinyl Siding, with Tyvec®, or similar, house wrap. Exterior Front Door: 6 Panel smooth fiberglass door with sidelight. Any side entry or garage doors will be 9 light smooth fiberglass door. Any basement doors shall be flush steel. Interior Doors,Trim and walls: 2 1/2” Colonial Pine Trim. All interior doors are 6 panel masonite doors. All trim and doors receive 2 coats of paint. All walls will be primed and finished with flat paint. Windows: Maintenance free, tilt-in, thermopane windows with screens and grills. Front windows will have vinyl shutters. Cape I and Raised Ranch only. Garage Doors: Prefinished baked enamel steel Roof: 30 Year Architectural Fiberglass Shingles Kitchen and Bath Cabinets: Manufactured by Wellborn. Solid Oak or Maple Faced Cabinets with Formica® Countertops. (Additional woods are available.) Plumbing:
Heating: Forced Hot Air by propane gas. Lenox 90 + Efficiency Furnace or equivalent, One Zone Hot Water: 40 Gallon Gas Fired Hot Water Heater by State (or equivalent.) Electric Wiring: 200 AMP Service. Cable and Phone in all bedrooms, livingroom. Phone only in kitchen Insulation:
Drywall: All interior walls will be finished with 1/2” drywall and 3 coats of joint compound at seams. Bathrooms are 1/2” moisture resistant green board. Ceilings are random finish. Driveway: 1 Coat Asphalt (Layout and size determined by Builder.) Walkway: Asphalt (Layout and size determined by Builder) Landscaping: Loam and Hydroseed all disturbed areas. Bushes and Beds in front of home. Crushed Stone Drip Edge in front of home. All landscaping details such as shrub type, mulch bed size and type shall be determined by Builder.
